Before you decide to put your home on the market, setting the correct price, in my opinion, is THE most important thing.

Why choose me to value your home? In a nutshell, I am trained to Masters Degree level (MBA) and this has enabled me to come to some of the most accurate valuations that any Realtor can do. I will be 100% honest with you about what I find and how I came to this valuation. Unlike other some others who will give you a ‘high’ valuation so that you ‘list’ with them, or a ‘low’ valuation so that it sells quickly with the least amount of work but ‘you could have got more for it’, I will give you a valuation that has been carefully put together and has been statistically formulated to that you can list and have the highest chance of selling in the first three weeks.

What do you get when I give you a valuation? Firstly, I do things that I believe NO other Realtor will do for you.

  1. I will do a Comparative Market Analysis- analyses what has sold similar to your house.
  2. I will do a Competitive Market Analysis- what is for sale currently in your market.
  3. I will do a Relative Market Analysis – Supply and Demand, micro and macro economics.
  4. I will commission a third party valuation – I pay for an independent assessment to be done.
  5. I will analyse the tax assessment data of your home and similar sold homes.
  6. I will statistically analyse the probability of your home selling at various price increments
  7. I will suggest a pricing strategy to get your home sold quickly and efficiently.
  8. I will analyse your home and assess improvements that could be made to increase the price.

I then triangulate the results from my analysis, the independent assessor, and the tax assessment authority’s assessment to give you a range of prices which goes from the best case scenario to the most likely case scenario to the worst case scenario. My valuations have been so accurate that I have predicted buy and sell prices in one case to within one dollar!
